Most assume original artwork is reserved for high-end homes. In practice, it often has the greatest impact elsewhere, in the properties where presentation has to work hardest.
It’s an understandable assumption. Original art is associated with prestige listings — the harbourside houses, the penthouses, the architecturally significant. And yes, art belongs in those campaigns. But after leasing works into more than 80 Sydney properties, we’ve noticed something that surprises many of the agents we work with: the properties where art shifts the outcome most decisively are often not the trophy homes.
In this article, we look at why original artwork earns its place in every campaign — and why mid-market listings, in particular, may have the most to gain.

Where presentation works hardest
Where architecture is more standard and layouts are familiar, presentation becomes critical. A prestige home has scale, position and detail doing much of the talking before a single styling decision is made. A well-located apartment or a family home in a competitive suburb has none of those advantages built in — which means small shifts in how the space is perceived can materially influence how it performs.
Buyers walking through five near-identical floor plans in a weekend are not comparing floor plans. They’re comparing feelings. The property that reads as considered — resolved, inhabited, complete — is the one they remember on Monday.

Clarity, not decoration
Original works introduce a level of clarity and cohesion that styling alone rarely achieves. Furniture and soft styling establish function — this is where you sit, this is where you eat. Artwork does something different. It anchors key areas, brings balance to interiors, and allows a property to feel more resolved from the outset.
A significant work above a sofa gives a living room a centre of gravity. A considered piece at the end of a hallway pulls the eye through the property rather than letting it stop at a blank wall. In smaller rooms, the right work can quietly correct proportions that styling can’t reach.
This isn’t about adding more. It’s about ensuring the space reads as clearly as possible — that every room answers the buyer’s unspoken question of what it’s for, and what life there might feel like.

Prints and reproductions fill walls. Original works change how a room is read. Buyers can sense the difference, even if they can’t articulate it — a space holding a genuine original feels considered in a way that translates directly into how seriously it’s taken, and how competitively it’s pursued.
